Dearer low-cost houses PDF Print

(NST) - The ceiling price for building low-cost houses has been increased from RM18,000 to RM28,000 per unit with immediate effect.

Rural and Regional Development Minister Tan Sri Muhammad Muhammad Taib said the RM10,000 increase was in view of the rising cost of building materials.

The construction of the low-cost houses come under the ministry's hardcore poor programme.

"When I met with contractors, they said RM18,000 was not sufficient in view of the rising prices of construction material such as cement and wood.

"Who would want to build houses if there was no profit? So, we have raised the maximum ceiling price of the houses to RM28,000," he said after closing the state Community Development Department (Kemas) Tabika Children's Potential day yesterday.

Earlier, Muhammad urged Kemas to instil nationalism and patriotism in students as it was vital for them to know their roots, the country's history and struggles.

He said after the general election, he felt that many young voters did not understand what the government was doing as they were not well versed in the nation's history and that of its past leaders.

"They must know how we have progressed from a backward nation to what we are today."

Meanwhile, he said the ministry would complete the mapping of amenities -- such as water, electricity and roads -- needed for rural areas by December to pave the way for better living conditions.

PR should come out with a nationwide program to built 750 sq ft, 3 room, sitting toilets, low cost house, as that is the minimum that a Malaysian family requires for a decent living with dignity. The homes can be priced at a realtistic RM 35,000-RM 45,000.

Extended nationwide, and a program to replace existing low cost homes, it will create a new construction boom!

There are now available very viable building technologies that could bring the cost of building a 750 sq.ft. house down to very low. May even be lower than RM18,000.

Some technologies to explore - mud-bricks, light weight concrete, pressed walls, plastic form-work that are re-usable etc.

Yes, how could they understand when ministers can amass millions if not billions. And how could they understand when a speakee no inglish chief minister made millions and eloped with the sultan's daughter and got away scot-free. And how could they understand even if one doesn't contest in an election and yet can become a minister through the back door. What a crap.

How does one reconcile DEARER and LOW-COST and the HARDCORE POOR?

If LOW-COST gets DEARER, then it is no longer LOW-COST!

If it is no longer LOW-COST, then where does it leave the HARDCORE POOR?

Meeting with contractors alone is not enough. Shouldn't you also meet with the ones who have to do the paying, for the houses of course - the HARDCORE POOR?

It is not a question of NO PROFIT but one of HOW MUCH PROFIT it takes to satisfy the needs of contractors and the producers of building materials.

Has anyone ever heard of costs going down whenever the price of oil goes down? It has become the fashion to maintain high prices to ensure high profits for the HARDCORE RICH.

It is the exact opposite.. because we know more abt the histories (real history instead of those lies you feed us in the textbook) .. that we are becoming like this. You wanted all of us to become stupid right.. then you can continue on with your crimes... Booo to you..

If we know everything. .. every truth... I think you guys already voted out of the country long time already. Why MUST they FORCE rakyat (taxpayers) to look at things at THEIR PERSPECTIVE... but never (as a servant to the Rakyat) look from our Perspective.

Prices of houses to go up by 30% - that was on the National News recently... and i presume that also includes low-cost houses. How on earth are lower income groups able to buy a house with this increase?

In the end, it's gonna be a more expensive low-cost house. What an irony!!

Taking 40K @ 5.9 fix interest rate for 20 years.. And I enter into my BLR Free Homeload calculation and the monthly payment is less than RM300.00 If you are going to rent a house it might cost you around the same figure also and you end up not without a house with capital gain!

So Let start with Selangor.. Let build PR Home

Are the developers actually building these low-costs or are there more excuses?

The govt. is still in a denial on climate change, still stubbornly refusing to advise people to have less children. Then it crams these large families into 2-room houses. You guess the inevitable result.

Tan Sri MMT should know the amount of corruption involved for low cost homes. Even at RM28,000 that is not what the buyers have to pay.

Also, just look at the number of rich people owning those houses... it is a sham!

Wat to do, the BN is corrupt to the core!

The nonsense sprouted by Muhammadx2 Taib and printed in the New Shite Times is typical of UMNO's patronizingly feudal patriarchy, the politicized extension of the god complex of demanding absolute filial piety suffered by most if not all Malaysian parents I have met, never mind their level of education. The subtext is familiar enough: you are alive and have a roof over your head because of us - you are living in a developed country because of us - so shut the f**k up and be grateful for what we, not the God you believe in mind you, give you.

If PR does manage to topple the BN government, and can remain stable even if discounting highly probable defections from most Taleban-like of the PAS warlords if not all of the lot, I would imagine many lawmakers, financiers and building professionals will be willing to throw in some time to devise options to legislate and implement an economically sustainable delivery system to the problem of decently housing the urban and rural poor. Perhaps the problem of the lack of family planning can be tackled at the same time (was sensible family planning not something that was actively campaigned in the 60s and 70s? What happened to it?). If BN survives DSAI's takeover bid, it would be a waste of our best intentions as we all know how the construction industry is plagued with the cancer of political extortion from the planning peon right up to the minister in charge of final project approval, thus the inflated cost of just about every type of building. I am still amazed how Quantity Surveyors managed to hide corruption monies in their bills of quantities over the last 50 years, for every project of every scale.

I like chiongguo's and shiokguy's thoughts on the possibilities. If the right opportunity presents itself I think I'd like to contribute with a proposal of legislating a subsidising mechanism to distribute a portion of our taxes to "registered social landlords" who provide below market rented accommodation and provide opportunity to the poor to enter a shared ownership deal with incremental buyback of the remaining stake as their housej=hold income improves, to adopt a successful system introduced by Margaret Thatcher now used to help the poor climb up the property ladder in Britain.

I hope for a peaceful takeover in the coming months.

For the hard core its not roof over their heads first priority!Its 3 decent meals or two to be more reasonable!Perhaps aroti kosong for breakfast,with tap water,and a maggi mee for lunch is not too luxurious!Food for thought! smilies/sad.gif
